Our Property Management Services
Administrative Management:
- Schedule, notify owners and attend Annual Membership Meetings
- Distribute meeting minutes to all owners
- Provide documents requested for sale and/or refinance of units
- Send Welcome Packages to new owners
- Act as liaison with owners, accountants, attorneys, realtors, insurance agents, government agencies, etc
- Maintain up-to-date contact information for all owners and tenants
- Assist the Board of Trustees in drafting resolutions, rules, regulations and distribute to owners
- Attend scheduled Board meetings
Property Management:
- Weekly inspection of building and grounds & provide inspection report and recommend changes/repairs emphasizing preventive maintenance
- Monitor all vendor/contractor performance to ensure work is performed per specs
- Prepare computerized work orders and forward to responsible vendor/contractor
- Follow-up on all work orders
- 24 hour emergency service available
- Solicit a minimum of 3 bids for any major capital improvement or repair for Board review
- Owners and tenants have access to on-line portal for submitting maintenance work orders
Financial Management:
- Collect, post and deposit all maintenance fees, assessments, etc.
- Send delinquent notices after scheduled deadline of maintenance fee payment due date
- Maintain operating account and reserve accounts
- Confirm accuracy of all invoices and prepare checks
- Prepare annual operating and reserve budget for Board review and approval & distribute to owners
- Prepare monthly financial report for Board review
- Fully computerized property management software for homeowners to easily access their accounts on line.
Maintenance Services:
- General repairs including:
- Deck repair
- Interior repairs
- Fencing repairs
- Siding/wood repairs
- Patio paver repairs
- Gutter cleaning
- Debris removal
- Plumbing repairs
- Lawn Maintenance & Snow removal
